Frequently Asked Questions
Outdoor Kitchens Questions
How much does an outdoor kitchen cost in West Palm Beach?
National cost guides put most outdoor kitchens between about $6,000 and $35,000. HomeAdvisor's average is around $16,500, HomeGuide lists custom builds at $10,000 to $35,000, and luxury kitchens run $35,000 to $65,000 or more. Coastal-grade stainless, a roof and longer utility runs push the price up. We give a written price after seeing the site.
Do I need a permit for an outdoor kitchen in West Palm Beach?
A freestanding grill island with no utilities may not, but gas lines, new electrical circuits, plumbing and roofed structures generally go through permit and inspection. Inside city limits that is the City of West Palm Beach Building Division; other towns and unincorporated areas have their own departments. We confirm what applies at your address before the quote is final.
What stainless steel is best near the ocean?
Type 316. Its molybdenum content gives it better resistance to chlorides than 304, which is why it is used in marine and seaside work. Close to the water, marine-grade polymer cabinets are another option because they cannot rust. Either way, an occasional fresh-water rinse keeps salt from building up.
Can quartz countertops be used outside in Florida?
Standard engineered quartz is a poor choice in full sun because UV light breaks down its resin, which can cause yellowing, and some makers exclude outdoor use from their warranties. Granite, porcelain slab, sintered stone and sealed concrete are better outdoors. Some brands sell lines made specifically for outdoor use.
Will my outdoor kitchen survive a hurricane?
The masonry island itself is heavy and usually rides out a storm. Covers, pergolas and roofs are the parts at risk, which is why they have to be designed for the wind speed mapped for your parcel and anchored to footings sized for it. Before a storm, secure or store grill covers, cushions and anything loose.
Does my HOA have to approve an outdoor kitchen?
If your declaration gives the association architectural control, it can review the location, size and appearance of an outdoor kitchen. Under Florida law, a denial has to be in writing and identify the specific rule the plan does not meet. We prepare drawings and material samples for the review.
How long does it take to build an outdoor kitchen?
Building the island itself is usually the shortest part of the project once materials are on site. Permits, HOA review and custom countertop fabrication usually take longer than the build, and a roofed structure adds engineering and inspection time. We lay out a realistic schedule at the estimate.
Custom Outdoor Kitchens Questions
Is a custom outdoor kitchen worth it compared with a prefab kit?
It depends on the space. HomeGuide puts installed prefab kitchens at about $7,000 to $16,000 and custom builds at $10,000 to $35,000. A kit works well on a simple rectangular patio; custom pays off when the island needs to fit an odd shape, match the house or use coastal-grade materials throughout.
What is the best material for an outdoor kitchen island in Florida?
Concrete block finished in stucco, stone veneer or tile is the most common and durable choice here. Galvanized or stainless steel framing also works. We avoid wood framing because of termites, humidity and rain.
How far should an outdoor kitchen be from the house?
Grill manufacturers publish minimum clearances to combustible walls and overhead surfaces, and those numbers vary by model. Beyond the minimum, we think about smoke drifting into doors and windows and how far you will carry food. We set the distance using the appliance installation manual and the layout of your yard.
Can an outdoor kitchen go on an existing pool deck?
Often, yes. Pavers and travertine may need a concrete pad beneath the island, and utility lines have to be routed without damaging pool plumbing or the deck. We check the deck and what runs under it at the site visit.
Outdoor Kitchen Countertops Questions
What is the best countertop for an outdoor kitchen in Florida?
Granite, porcelain slab and sintered stone are the most reliable in full sun because they are UV-stable. Porcelain and sintered stone also skip sealing. Concrete works if it is well made and resealed regularly.
Can I use quartz for an outdoor kitchen?
Standard engineered quartz is not a good fit in direct sun because UV light breaks down its resin and can cause yellowing, and some manufacturers exclude outdoor use from their warranties. A few brands make outdoor-rated lines; ask about those if you want the quartz look.
How often should outdoor granite be sealed?
Usually every one to three years, and closer to yearly in a hot, wet climate. Do a water test every few months: if drops darken the stone within about 30 seconds, it is time to reseal.
Does granite get too hot in the sun?
Dark granite in direct afternoon sun can get uncomfortably hot. Lighter colors, a roof or pergola, or a light porcelain slab keep the surface more usable.
Grill Islands & BBQ Stations Questions
How much does a built-in grill island cost?
HomeGuide lists installed built-in BBQ islands at about $3,000 to $10,000, not counting a high-end grill head, which alone can run several thousand dollars. Length, finish and gas work change the price. We give a written number after seeing the space.
Should I use natural gas or propane for a grill island?
If your house already has natural gas, a dedicated line means you never swap tanks. Propane works anywhere and needs only a vented tank compartment. Grills are configured for one or the other, so decide before buying.
What grade of stainless steel should a grill be near the ocean?
304 stainless is the usual baseline for good grills; 316 has more resistance to salt and chlorides and is the better choice close to the water. Rinse and cover the grill regularly either way.
Can I put a smoker or griddle in my grill island?
Yes. Kamado smokers, pellet grills and flat-top griddles can each get their own cutout or shelf. They need specific clearances and heat-resistant surfaces, which we plan into the island.
Outdoor Kitchen Cabinets Questions
What are the best outdoor kitchen cabinets for coastal Florida?
316 stainless and marine-grade polymer. 316 resists chloride pitting better than 304, and polymer cannot rust at all. Wood and painted steel do poorly in salt air and humidity.
Why do stainless steel cabinets rust near the beach?
Salt deposits break down the protective layer on lower grades of stainless, causing brown tea staining and pits. 316 holds up better because of its molybdenum. Rinsing with fresh water every so often helps any grade.
Are polymer outdoor cabinets worth it?
Close to the water they often are, because they cannot rust or swell. They also come in colors that soften the look of an island. Compare finish and UV warranties between brands, since they differ.
Can I replace just the doors on my outdoor kitchen?
Usually, if the island is sound. We measure each opening and fit new doors or drawers in a grade suited to your location.
Covered Outdoor Kitchens & Pergolas Questions
Do I need a permit for a pergola in West Palm Beach?
Roofed structures need a building permit, and many pergolas do too, depending on size and how they attach to the house. Rules vary between the city, neighboring towns and unincorporated Palm Beach County. We confirm the requirement for your address.
Can a grill go under a covered patio?
Often, if the grill manufacturer's clearances to the ceiling are met. Many manufacturers recommend or require a vent hood under a solid roof. We check the installation manual and ceiling material before setting the layout.
Will a pergola survive a hurricane?
A pergola designed and anchored for the mapped wind speed at your property stands a much better chance than a light kit. Aluminum and fiberglass pergolas with engineered footings are common here. Shade fabric and loose items should come down before a storm.
What is a louvered roof?
An aluminum cover with adjustable blades that open for light and air and close to shed rain, usually into built-in gutters. They are popular over South Florida pool decks and outdoor kitchens.
Outdoor Kitchen Remodels & Upgrades Questions
Is it worth remodeling an old outdoor kitchen?
If the block island and slab are sound, replacing the countertop, doors and grill usually costs much less than a new build. If the base is cracked, settled or wood-framed, a rebuild may be the better value. We give you both options when it is close.
Can a new countertop go over an old tile top?
Usually the old tile is removed so the new slab sits flat and fully supported on the island. If the substructure is level and sound, the rest of the island can stay as it is.
Can I replace my built-in grill with a different brand?
Yes, but cutout sizes differ between brands. We either match a grill to the existing opening or adjust the cutout and countertop to fit the new one.
Do I need a permit to add a sink to my outdoor kitchen?
Adding water supply and drain lines is plumbing work that generally needs a permit and inspection. We confirm the requirement with the building department for your address.
